There is no permit pulled on the water heater and the city requires a permit in order to pass final inspection. GRmetro is willing add the water heater to the mechanical permit that has been pulled already for the furnace. The inspector informed us that the water heater needs a disconnect switch to meet code, which will require an additional electrical permit on top of the mechanical permit.

We were out today to inspect water for City of Grand Rapids Water heater is six years old and never had a permit pulled on it by whoever installed it. We can pull a permit on the existing heater, but by doing so, we will require code corrections to be completed so that it will not be flagged by the City. Local code requires water heater to be installed in a pan with a water alarm. Gas line is also crooked with and improperly sized dirt leg. These corrections will require us to drain and completely uninstall the water heater, add the pan, and re-install to bring it up to City standards. Gave options for code corrections and for water heater replacement, which will also include a permit.

Note: Furnace inducer motor bearings are grinding. Part still operates, but could fail prematurely and we recommend replacing it.

No heat, customer mentioned that the furnace would turn on and run for a little bit then turn off again. It would keep doing this but would keep the house warm so it didn’t bother them. They had us out and when I got here there were no codes and system fired up multiple times with no issue. Flame sensor is testing at 3.5 micro amps, igniter is new, blower does have brief strain when starting but capacitor is good. Inducer motor works correctly, I cleaned pressure switch ports. Furnace overheats due to it being oversized. And poor duct work sizing. Relayed this info to the customer and he will reach out when he is ready to move forward.

Everything on the furnace is testing correctly at this time. Also did a courtesy check of the water. Tank is very worn and falling apart. Showed client video of my findings. No heat, rewired thermostat. Found furnace to have been previously flooded and rusted and in poor condition. After providing repair and replacement options, customer decided to go with a tomorrow furnace install
